Industrial Park
Industrial Parks, developed by Port Districts have made significant differences to local economies. The Port of Whitman, in an impact study dated 2005, showed that 69% of the jobs brought to Whitman County came from their Industrial Park. Since then Schweitzer has added 500 hundred new jobs. The Port of Walla Walla has been on the leading edge of development, making great contributions to their local economy through a number of initiatives, only one of which was an Industrial Park.
Toward the pursuit of these priorities, the Port developed a business park feasibility study and pre-development plan to evaluate the need for new investment in Asotin County. This study, draft completed in January 2008, finds that a new business park is not only feasible in the county, it is essential if the county wishes to compete for the larger scale more capital investment opportunities. Market demand, economic impact and private sector interests all support the construction of additional space within this market.
The Port of Clarkston seeks to buy 120 acres of Section 36, owned by Asotin County, which would produce a 90 acre site (3 30-acre phases) of developable acreage in order to construct an Industrial Park.
Why we think an industrial park is a good idea: There is strong demand for bare ground with roads and utilities already in place. Living wage jobs and direct investment would result from an industrial park. This direct investment increases the tax base in Asotin County and spreads out the cost of law enforcement, roads, fire protection and other services over a greater number of beneficiaries.
Why a new industrial park? Very little ground in Asotin County is zoned for industrial purposes. Most of the zoned area in the Clarkston city limits is already in use. The land outside the city limits zoned industrial does not have adequate roads and utilities. Efficiencies can be gained in investments in water and sewer if we bring those into a single location that can serve many businesses.
